- Client: Mr Niklasson
- Location: Lamond Drive, St Andrews
- Duration: 7-10 Days
- Work Involved: Renewal of concrete lintels, cracked stitching works, wall-ties, complete new harling for rear elevation, solumn upgrade, black mould fungus treatment, rising dampness and penetrating dampness works.
We carried out a visual survey which revealed a lot of problems within this property. We firstly carried out exposure works to see the full extent of damage within the external rear elevation. Cracked stitching works and wall-ties were then installed to make the building structurally secure along with renewing the cracked and eroded lintels with concrete stress lintels. The rear elevation was then reharled to blend in with the rest of the property. All floors throughout the property were in need of treatment for very wet damp solumns which were attributing to the causes of black mould fungus on the walls within the kitchen and lounge. This was treated with COHS registered chemicals to eradicate all the toxic spores. There was rising dampness within the kitchen and adjacent bathroom due to w/c problems in the past and the penetrating dampness was due to the high vegetation within external water goods.
The whole job went smoothly and was finished well before the 7-10 days.
